Map your hosting goals

By the end of this workbook you will have a researched, costed, and launch-ready plan for your own Airbnb. To begin, you need only a notepad or a blank document and ten minutes of quiet; the first exercise settles what you are actually working towards, so that every later decision about property, price, or photos has a clear test to pass.
Start by writing down the three most important reasons you want to host, not the generic ones you think you should say. Think about what changes in your life if this works. One hosting goal might be financial, but money alone rarely carries you through the first slow month of cleaning and guest messages. A second goal might be about using a spare room you already pay for, and a third could be about meeting people from elsewhere or building a small business you control. For each goal, write the single outcome you can measure. Then for goal one only, write what you will do with the income you receive, in concrete terms, such as paying off a specific debt or covering a specific bill. This turns a vague wish into a number you can check.
- My first hosting goal: make enough each month to cover my mortgage payment on the flat, which is £1,150.
- The income from this goal will be used to: pay the mortgage directly from a separate bank account, so I never touch that balance for anything else.
- This goal is realistic because: the average nightly rate for a one-bedroom flat near the station is £85, and booking 14 nights a month covers it.
